Full roof replacement is not always the most economical response to a deteriorating roof in Alta Sierra, CA. When the roof structure, decking, and primary waterproofing membrane or shingle system retain structural integrity despite surface-level degradation, a restoration approach can extend service life by ten to fifteen years at a cost substantially below what replacement would require. Titan Roofing Service evaluates every aging roof we inspect against both the replacement and restoration pathways, and we recommend restoration when it genuinely represents the better long-term investment for the specific property owner's situation.
Restoration candidacy depends on several factors that our inspectors assess systematically during the evaluation process. The structural integrity of the roof deck must be sound, as coating or patching over deteriorated decking produces temporary results that fail when the underlying substrate continues to degrade. The existing roofing system must retain sufficient adhesion, membrane continuity, and overall cohesion to provide a viable substrate for the restoration materials applied over it. The drainage configuration must be adequate to prevent sustained ponding that restoration materials cannot compensate for. And the distribution of existing failures must be manageable through targeted repair rather than indicating the systemic failure of the entire roofing system.
When these conditions are met, our restoration process begins with thorough cleaning of the entire roof surface to remove biological growth, loose granules, dirt, and any contamination that would compromise coating adhesion. Pressure washing or appropriate chemical cleaning is applied based on the existing membrane or shingle type. All identified failures are repaired before coating application begins, including seam separations, membrane punctures, flashing failures, and any penetration seal deterioration. Applying restoration coatings over unrepaired defects produces results that look uniform from the exterior but provide no real waterproofing improvement at the defect locations.
Coating selection depends on the existing roofing substrate. Elastomeric acrylic coatings are widely used on metal roofing, modified bitumen, and single-ply membranes in suitable conditions. Silicone coatings offer excellent UV resistance and ponding water tolerance that makes them well-suited to flat roofing applications in Alta Sierra, CA. Polyurethane coatings provide high durability and traffic resistance suitable for roofs that experience regular foot traffic. Each coating type is applied in the appropriate thickness using equipment appropriate to the application requirements of the specific product.
